As you may be aware, in December 2020, Regal London submitted a planning application to deliver a mixed-use redevelopment of the site, including reactivating the safeguarded wharf, 826 homes, as well as new connections through the site.
Following submission, the decision was taken to withdraw the planning application in Spring 2023.
Working with a new design team, led by Howells, we have drawn up revised proposals for the site. The key principles of the previous scheme remain the same, including our commitment to reactivating the safeguarded wharf and prioritising the delivery of affordable housing. However, the revised scheme will see the inclusion of purpose-built student accommodation, to meet an identified and growing need.
Planning application submitted
Following extensive community engagement, including two rounds of public consultation, individual meetings with key stakeholders and a community forum hosted in partnership with the London Borough of Tower Hamlets (LBTH), we are pleased to announce that our planning application has been submitted to LBTH.
Our proposals seek to complete the regeneration of the Leamouth Peninsula and aim to:
- Reactivate the vacant, safeguarded wharf into the first of its kind in London – a last-mile logistics wharf.
- Deliver 208 much-needed affordable homes, including a significant proportion of family homes.
- Provide 1,365 student beds to help meet unmet demand, whilst also reducing demand for other homes in the Borough, more suitable for local families.
- Improve air quality by reducing road movement in transporting goods along the River Thames.
- Introduce significant greening to the site, to enhance the health and wellbeing of future residents and promote biodiversity.
- Create a new public square at Orchard Place, which will be complemented by community and retail space.
